Winthrop Property Prices Span $250,000 To $575,000 As Median Holds At $432,000

WINTHROP -- Fourteen property transfers were recorded in Winthrop between June 19 and July 18, but only five of those deeds disclosed a sale price, ranging from $250,000 to $575,000 with a median of $432,000.

MARKET OVERVIEW Suffolk County Registry of Deeds records show 14 property transfers recorded in Winthrop during the four-week period. Five of the 14 deeds, or roughly a third, disclosed a sale price. Among those five, prices ranged from $250,000 for a unit at 156 Sewall Ave to $575,000 for a unit at 1 Seal Harbor Rd, with a median of $432,000. The remaining nine transfers did not include a recorded consideration amount. With most deeds lacking a disclosed price, the raw count of 14 recorded transfers offers limited basis for judging whether the period was more or less active than typical beyond that volume figure.

TOP SALES The highest-priced transaction recorded was 1 Seal Harbor Rd Unit 401, which sold for $575,000 on June 23. Melissa L. Chappell sold the property to Catherine L. Sheehan.

The second-highest was 15 Ocean Ave, which sold for $540,000 on June 22. Mariluz Kate A. Perez and Emanuel C. Poz Diaz sold the property to Olga M. Fahey.

Fahey then transferred a unit at the same address, 15 Ocean Ave Unit 101, for $432,000 on June 22, to Mortgage Electronic Registration Systems Inc. and NQM Funding LLC.

32 Lewis Ave sold for $260,000 on June 23. Kevin J. Gill sold the property to Operative Bank.

156 Sewall Ave sold for $250,000 on June 23. Nobel Baxter sold the property to American Heritage Lending LLC.

NEIGHBORHOOD BREAKDOWN Two streets had more than one recorded transfer during the period. Ocean Avenue saw both 15 Ocean Ave and 15 Ocean Ave Unit 101 change hands on June 22, and Seal Harbor Road saw 1 Seal Harbor Rd Unit 401 and 3 Seal Harbor Rd Unit 344 both sell on June 23. Among the five sales with disclosed prices, three fell under $500,000 (156 Sewall Ave, 32 Lewis Ave and 15 Ocean Ave Unit 101) and two fell between $500,000 and $1 million (15 Ocean Ave and 1 Seal Harbor Rd Unit 401). No sale in the dataset exceeded $1 million.

MARKET NOTES Of the 14 recorded transfers, seven involved a unit within a multi-unit building, identified by a unit number in the address, and seven involved a property with no unit number, an even split between condominium and non-condominium transfers. A bank, mortgage-servicing company or mortgage-related LLC is listed as either grantor or grantee in 11 of the 14 recorded transfers, including Operative Bank, American Heritage Lending LLC, Mutualone Bank, Mortgage Electronic Registration Systems, Rockland Trust Company, Salem Five Mortgage Company LLC, NQM Funding LLC, Citibank N.A., Capital One N.A. and Citizens Bank N.A. Only two transfers -- 1 Seal Harbor Rd Unit 401 and 15 Ocean Ave -- listed only individual parties on both sides. The deed for 66 Plummer Ave Unit 3 listed a seller, Maggie Diplatzi, but no buyer was named in the record.
