Winthrop deed records show 4 of 14 July sales with disclosed prices, topped by $621,600 sale

Suffolk County Registry of Deeds records show 14 Winthrop property transfers between July 17 and Aug. 15, but only four disclosed a sale price. Those ranged from $225,000 to $621,600, with a median of $407,631. The month's top transaction was 12 Lincoln St, which sold for $621,600 on July 21 from Emily and Brent McGrail to Webster First Federal Credit Union. In each of the four priced sales, the buyer of record was a bank, credit union or mortgage entity rather than an individual. With price data available for fewer than a third of recorded transfers, the dataset offers a limited view of overall market tone this period.
